How to Become a Referral Agent

Requirements

To become a referral agent, you must meet your state’s eligibility requirements for obtaining a real estate license and join a brokerage that accommodates referral agents. Currently, New Jersey and Indiana are the only states offering a specific type of real estate license exclusively for referral agents.

In most states, the basic requirements include being at least 18 years old, passing a background check, completing required pre-licensing education, and passing a real estate licensing exam. Many states now allow a portion of this education to be completed online in a virtual classroom format.

For example, in New Jersey, you can fulfill the 75-hour pre-licensing education requirement through an online, remote live classroom. After successfully completing the course and passing the licensing exam, you will need to affiliate with a sponsoring broker.

Once affiliated, you can start offering your referral services. Since referral agents have specific limitations on their activities, it is essential to comply with state regulations and adhere to the policies of your real estate brokerage.

Marketing Your Referral Services

A referral agent specializes in connecting members of the public with full-service real estate agents, acting as a personalized resource for buyers and sellers. Their primary focus is on generating referral leads through effective marketing strategies. These leads can originate from various sources, including:
